Broad And Main Recognized As Main Street Housing Project Winner

The Main Street Iowa Development Awards announced Broad + Main as the winning Main Street Housing Project among communities over 5,000 in  population category on Friday, April 21st.

The City of Marion’s adjoining 7th Avenue Streetscape & North Plaza was also awarded in the Placemaking category for communities of the same size. Shive-Hattery coordinated closely with the City and that project team to create a seamless urban experience across public and private improvements.

Main Street Iowa (MSI) Development Awards celebrate Main Street economic development at its best. Designated MSI programs from across the state submit projects and activities that have demonstrated impact and helped strengthen the local economy. 

On Broad + Main, Shive-Hattery worked with the City of Marion and a development team including DCI Group, Eagle View Partners, and Genesis Equities to transform a once-blighted property in the heart of Uptown Marion into a vibrant commercial and housing space. 

With 39 apartment units, the multi-use space will have an economic impact of around $1M annually for the local economy. Eight ground-floor commercial spaces will ensure even more economic activity.

“While this project would also be an excellent candidate for the Building Rehabilitation Award for its incredible visual impact and scale, it is the housing aspect of this project that is already greatly affecting the Uptown District,”  said Brooke Prouty,  Director of Uptown Marion Main Street District. “Broad and Main serves as an example of the type of development and collaboration needed to move the needle on upper story housing infill projects that fit the character and community vision.”

It reclaims a core block of Marion’s Uptown District while attracting new residents and driving new investment into the local economy. MSI Development Awards review committees are formed by Iowa Economic Development Authority/Iowa Finance Authority staff, Main Street Iowa Advisory Council members, and Main Street Iowa development partners from across the state.
